REAL ESTATE MARKET ACTIVITY REPORT
January is off to a good start for 2008. While January closings somewhat reflect the activity of December (homes that go under contract typically close the following month), I find that overall the new year is bringing new buyers into this market. And of course, many more people are out and about this January vs. when we were all buried in snow last year. I personally have seen a rise in activity as far as showings on my own listings and also in the amount of buyers that I am now working with. There have also been interesting developments of course this month – due to the fixed interest rate drops I am hearing from more & more folks that want to find their new home & close on their loan before things change. So, with all that in mind – I see these numbers as relatively positive for Highlands Ranch.
These figures indicate a 3 1/2 month supply of homes for sale in Highlands Ranch and that actually is very good – but let's not get too crazy about that quite yet. Many folks did take their homes off the market in December or did not put it on quite yet to begin with. I suspect we will see a rise in supply in February and hopefully there will be more buyers to boot as well.
Here are numbers for January 2008 regarding the real estate activity in Highlands Ranch, Colorado.
On February 1, there were 465 homes that were Active Listings – Homes for Sale in Highlands Ranch.
Of those, 146 were new Highlands Ranch listings in January.
In January 2008, there were 138 homes that were Under Contract.
67 homes in Highlands Ranch closed in January.
