REAL ESTATE MARKET ACTIVITY REPORT
Parker real estate is in decent shape as we start out the new year. There is just over a 4 1/2 month supply of Parker homes as inventory currently. While this is a good number, I sometimes find January numbers a little deceiving as they reflect some of December's activity and at the end of December people tend to hold off from listing their home and also from the amount of folks that withdraw real estate listings around the holidays.
January has indeed been a very interesting month in the Denver real estate arena, with mortgage rate cuts from the Fed, and a decent weather month in the Denver area (which definitely can effect the real estate market!). I expect that we will see more Parker homes inventory in the weeks and months ahead and if these sellers continue to price their homes right, keep them in terrific shape the Parker real estate market may continue to fair well.
Here are numbers for January 2008 regarding the real estate activity in Parker, Colorado.
So, here are the numbers for Single Family residential homes in Parker:
On February 1, 2008, there were 718 homes that were Active Listings - Homes for Sale in Parker.
Of those, 185 were new Parker real estate listings in January.
In January 2008, there were 156 homes that were Under Contract.
60 homes in Parker closed in January.
