Your House Won’t Sell If Buyers Can’t See It
Apr 29th, 2008 by Steve Scheer
I have written about this before, and it bares noting again. In fact another real estate blogger in another city wrote about it yesterday as well. And he links to several other posts on the topic.
If you want to sell your home you have to allow showings. Its really quite simple. I am always floored when I am told "no" by a showing desk call back. I just don't get it. You can have the best video tour on the planet, but if a buyer can't get in to see your home, they aren't buying it. It just really doesn't get any simpler than that.
And if you think they are going to wait around until its convenient for you, you are only fooling yourself.
And here's one more tidbit on the topic - if a Denver REALTOR® is trying to make a showing - there is a 99.9% chance that the buyer is ready & able to buy your home. Good REALTORS® don't just drive people around that are not able to buy homes. So the person you just said no to, may have been your next buyer (although that .1% may be doing just that - but the odds are HIGHLY in your favor).
Selling your home can be an inconvenience, I give you that. And there are some homes on the market that are taking a little longer, so yes, the process can go on for a bit. I completely understand that there are some times that you just have to say no. But you have to stick it out. No see = no buy.
