Recently I was talking to some folks about selling their home in Littleton and where they may want to move to after selling their current home. They certainly had some basic ideas of size, price, amenities, etc…but one thing specifically came up and that was NO HOA’s. They just didn’t want to feel like they have restrictions at their own home.
More and more communities are being governed in some way by HOA’s nowadays. Especially newer communities. Many people have become quite accustomed to living within the guidelines of their HOA, however many other people just won’t have it. For those used to HOA’s in communities like Highlands Ranch, it seems most feel that the guidelines are a benefit to enhancing their neighborhood appearance and values. These residential improvement guidelines are in place and enforced for the general good of the community.
However, not everyone agrees with that and for these folks living within the HOA guidelines is just too restrictive. That’s perfectly ok. So where do you look to find a home without HOA’s that govern? There are plenty of Denver area neighborhoods that could work. There are also plenty outlying areas that seem to have fewer HOA restrictions. However, it is important to really check and make sure that the neighborhood that you like and think does not have an HOA really doesn’t. There are many small, seemingly defunct HOA’s for neighborhoods that most either don’t realize exist or just plain forgot. Usually this is because nobody maintains the HOA or enforces it’s guidelines. That doesn’t mean it does not exist. So make sure to thoroughly check into the status of any HOA for the neighborhood you are interested in, especially if you don’t want one and think there isn’t one. You don’t want to be surprised later.
