Highlands Ranch Real Estate – Market Data for July 2010

These are the key statistics for real estate data in Highlands Ranch, Colorado for mostly the July time frame. Since Highlands Ranch is wide ranging in size and price range, and broken down into three zip codes, it may be best to take a look at the average price per square foot numbers.

Homes will vary in the different areas as far as size, etc…so this number generally reflects an average for the area without the big price swings that go along with different size homes. Of course, location, improvements, condition and such definitely factor into pricing any individual home.

So there are the Highlands Ranch real estate figures. A balanced market has around six months of inventory. July shows Highlands Ranch to be a buyer’s market in all areas based on these total figures. Looking at the 80130 zip code area, this is very much a buyer’s market. Of course, real estate is always very local, usually hyper-local. So any particular neighborhood may have different results than these. However, this is a good indication of where we’re at right now.

An effective marketing plan, excellent showing condition and a very effective pricing plan remain key ingredients for homeowners trying to sell in this market. Buyers continue to have the advantage of good inventory, prices and interest rates which really boost their buying power.
