<p><strong>Highlands Ranch real estate inventory remains pretty low again this month.</strong> There is less to choose from and fewer buyers making these choices.  Surprisingly, since interest rates remain at all time lows and sellers are mostly pricing very competitively.  Another sign of the times, I think, with concern about the economy in general. The months of inventory for homes priced above $500k have crept up some making the switch to a buyer&#8217;s market for the most part, with the exception this month for the $900k-$1M market.</p>
<p><strong>So now more than ever, sellers need to stay focused on price, condition and keep in tune with the market.</strong> We&#8217;re winding down the summer season and heading into Fall. There are still plenty of folks that want to purchase their home this year and settle in before the holidays.  So keep competitive and ready.</p>
<p>B<strong>uyers can still take advantage of the biggest factor in leveraging your purchasing power, interest rates</strong>! Rates impact buying power far more than typical price adjustments.  So with less inventory to pick from, when you find the right home it is a great time to &#8220;pull the trigger&#8221; and make it happen. The best inventory still sells the fastest, always.</p>

<p style="text-align: left;"><strong>Sellers in most South Denver real estate zip codes are looking at fairly low months of inventory. </strong> Sellers in areas such as Parker, Highlands Ranch, Lone Tree and Englewood all enjoy a seller&#8217;s real estate market.  Like I always say however, an overpriced home in less than good condition will struggle to sell in any market.  So sellers need to stay focused on price and condition.</p>
<p style="text-align: left;"><strong>Buyers never fear!  There is still enough inventory out there for you to find the perfect home.</strong>  Take advantage now of these all time low rates which improve your buying power tremendously based on mortgage qualification and monthly payments.  If you find the home you like, act on it.  It is a great time to buy, really.</p>

<p><strong>The bulk of the activity is once again, between $200-$400k</strong>.  This price range is attractive to many first time home buyers and with interest rates now at incredible lows, I forsee this activity to continue through the August statistics.</p>
<p><strong>Sellers can know that the inventory levels favor them as far as supply/demand in the Highlands Ranch real estate market. </strong> However, I caution again that an overpriced home in less than good condition will struggle to sell in any market.  Pay attention to the trends in your neighborhood.</p>
<p><strong>Buyers continue to have mortgage rates at all time lows</strong>, so if you are borrowing to purchase your Highlands Ranch home then now may be the strongest buying power you may have, maybe ever.  Take advantage of the mortgage markets and if you find the home you love, act on it more sooner than later.  Supply remains low and the best inventory never lasts long.</p>

<p><strong>We are a bit more than halfway through the year already so let&#8217;s take a look at June&#8217;s statistics for the midyear</strong>.   Most zip codes for the south metro Denver area remain  pretty steady as  far as sales and inventory levels.  In fact, most are pretty good  for  the market with most zip codes staying &#8220;red&#8221;, which indicates a fairly  hot market for sellers.</p>
<p><strong>Parker and Castle Rock both have large numbers of active inventory</strong> and Parker continues to show great activity in it&#8217;s 80134 zip code!   Highlands Ranch reflects a seller&#8217;s market as well as many of the zip  codes just north, including Englewood, Centennial and Greenwood Village  along with others.</p>
<p><strong>If you are a seller in one of these South Metro Denver zip codes</strong>,  remain competitive on price, condition and depending on your price  range, you may need to remain patient.  Even though it is a stable  market according to statistics, the hottest prices remain between  $200-$500k.</p>
<p><strong>Buyers, stay active and engaged in the market.</strong> If you are ready to buy, then don&#8217;t believe the inventory will remain  on the market forever and there is an overabundance of choices.  As you  can see, in most areas inventory is to the seller&#8217;s advantage and the  best homes continue to sell quick.</p>

Ouch. Sellers in this price range know that the market is slower.  Stay patient, competitive and have a great marketing presence.  On the other hand if you are in the hottest part of the market, the $200-$400k range then look at the activity.  This has the greatest amount of inventory along with the highest number of sales, resulting in pretty low months of inventory and relatively low numbers of days on market.  Great!</p>
<p style="text-align: left;"><strong>If you are a seller in Highlands Ranch, well it will depend on the price range of your home.</strong> The bulk of the inventory up to $600k is still red hot! Low months of inventory and good sales numbers for June indicate a real seller&#8217;s market.  Keep your home priced competitive and showing good and you should be fine.</p>
<p style="text-align: left;"><strong>If you are looking to buy in Highlands Ranch, stay on top of the inventory</strong> and don&#8217;t wait for too long especially in the hot price ranges.  You may be left out!  Rates are still great, inventory activity shows Highlands Ranch is still a great place to buy and demand is pretty good.</p>
