Are There Any Douglas County Schools Still On The Track System?

Douglas County CO Elementary SchoolIt’s back to school time again, already!  Can you believe how fast the summer seems to go?  Most kids are back in school and starting to learn all those new subjects for this school year. Kids in Douglas County Schools may have started early, but not as early as they used to.

Once upon a time, not that long ago, Douglas County was the fastest growing area in the country.  With that rapid growth, there was a plan and a need to accommodate the elementary schools with the expanding population.  So many new residents moving to Douglas County, and a large portion of them into Highlands Ranch, that careful planning needed to take place in order to manage the students along with the budget for new school buildings.  Thus was the start of the Douglas County School track system.

Many parts of Douglas County continue to see growth, however that huge rush of population took place some years back and now we have leveled out to a more stable cycle.  This is what the planners back then anticipated.  Smart people.  So now, the use of a track system in most of the elementary schools has given way to the more traditional school year.

There are some Douglas County schools that are on more of a modified calendar and many on a conventional calendar.  If you’re curious which, the Douglas County school district puts out a school calendar choice list so you can know what your school, or the school you will be heading to, will plan for the year.  Just click the link in the school’s choice column to see the calendar for the year.  Denver Zip Code Real Estate Report July 2011Well we’re into the second half of the year already so let’s look at July’s figures.  I see a lot of RED!  Understandably, the inventory levels are less than in previous years but let’s not get caught up in all of that.  Let’s look at what we have right now.  To me it looks pretty good.

Sellers in most South Denver real estate zip codes are looking at fairly low months of inventory.  Sellers in areas such as Parker, Highlands Ranch, Lone Tree and Englewood all enjoy a seller’s real estate market.  Like I always say however, an overpriced home in less than good condition will struggle to sell in any market.  So sellers need to stay focused on price and condition.

Buyers never fear!  There is still enough inventory out there for you to find the perfect home.  Take advantage now of these all time low rates which improve your buying power tremendously based on mortgage qualification and monthly payments.  If you find the home you like, act on it.  It is a great time to buy, really.

Denver Real Estate Market Report By Zip Code | South Suburbs | June 2011

We are a bit more than halfway through the year already so let’s take a look at June’s statistics for the midyear.  Most zip codes for the south metro Denver area remain  pretty steady as far as sales and inventory levels.  In fact, most are pretty good  for the market with most zip codes staying “red”, which indicates a fairly hot market for sellers.

Parker and Castle Rock both have large numbers of active inventory and Parker continues to show great activity in it’s 80134 zip code!  Highlands Ranch reflects a seller’s market as well as many of the zip codes just north, including Englewood, Centennial and Greenwood Village along with others.

If you are a seller in one of these South Metro Denver zip codes, remain competitive on price, condition and depending on your price range, you may need to remain patient.  Even though it is a stable market according to statistics, the hottest prices remain between $200-$500k.

Buyers, stay active and engaged in the market. If you are ready to buy, then don’t believe the inventory will remain on the market forever and there is an overabundance of choices.  As you can see, in most areas inventory is to the seller’s advantage and the best homes continue to sell quick.

Private Schools Apply For Douglas County Schools Voucher Pilot Program

There has been many opinions, pro and con regarding the Douglas County Schools of Choice Scholarship / Option Certificate / Voucher Pilot Program. I have also seen it called a variety of names including vouchers, option certificates and Choice Scholarships, the latter seeming to be the current.  In any case, the pilot program has passed by the Douglas County School Board and a time line has been set to implement the program.  Parents can sign up for interest and soon (5/2/11)  they will be able to apply for the 500 possible Option Certificates / Choice Scholarships to attend private schools in the area.  According to the time line, The application deadline will be 5/12/11.

While there are a variety of qualifications, the two that stand out to me is that your child must currently be enrolled in a Douglas County School this current 2010 – 2011 school year and the school you wish to use the Option Certificate must be approved.

Schools have now applied for approval into the program as the deadline was last Friday 4/15/11.  According to the DCSD website, 28 area private schools applied.   You can see a list here.

The schools that have applied are now being reviewed and a final list of accepted schools will be published on May 2, 2011.

Denver South Metro Suburbs Real Estate Market Report & Trends by Zip Code

Denver real estate market trends for February look to be spread pretty evenly again this month.

There are 7 zip codes in the south Denver metro area that months of inventory have increased, 6 zip codes that have remained relatively flat and 7 which have decreased.  This data is compared to real estate activity for these south Denver area zip codes from January 2011.

Of course, in most zip codes there will generally be a wide range of value for homes. Average homes sales price and days on market can sometimes skew quite a bit, depending on what price range in the zip code had the most activity. For example, if a few of the higher priced homes in the area sold this month then it would likely reflect a higher average sales price.  At the same time, if several very well priced homes in any price range came on the market and sold quickly, then the average days on market may be lower.

You’ll want to determine the data for your own neighborhood, since real estate is always very local.  However, this data can be very helpful in determining real estate trends for the area.

Ellen Gifts a Car to Rock Canyon HS Teacher in Highlands Ranch

In case you haven’t heard yet, today on The Ellen Show, a teacher from Rock Canyon High School, Chris Page, was given a car on the air. My wife just heard about this and we just watched the video – its really great!

Additionally Rock Canyon received a very generous gift as well.

We are so fortunate to have great schools and great teachers in the Douglas County School District. I don’t know Chris personally but we are very lucky to have teachers like him all over the school district.

Congratulations Chris!  I’ll wave if I see ya sporting your new car!  🙂

On Day 56 of 365 Things To Do in South Denver Suburbs it is time to take advantage of the Labor Day weekend sales at the Outlets at Castle Rock for some Back to School/End of Summer shopping.

The factory outlet shops in Castle Rock, just east of The Meadows neighborhood and west of I 25, have been here for some time now, but have evolved over the years.  I have even written about the Outlets at Castle Rock here before. Some stores have come and gone but many have stayed the same.  This Labor day weekend many of them are having excellent Labor Day sale events that you may want to take advantage of.  At any given time the prices tend to be good at many of the outlet stores, but throw in an event like the Labor Day sale and its worth the trip.

If you need items for the family like tennis shoes, jeans, sweatshirts – you are sure to find deals.  Some of the Castle Rock factory outlet stores that my family has found good deals at sales events like these are Adidas Outlet Store, Gap Outlet, Nike Factory Store, Under Armor Factory Store, Eddie Bauer Outlet, Carter’s Outlet, OshKosh B’gosh, Levi’s Outlet, Aeropostale and many more.  There are many other types of stores too, from outdoor equipment, housewares, sunglasses, bath and body products and much more.

Before you go, you may want to check out the online savings card, if you print & fill out the card and bring it to the Outlets at Castle Rock, you receive a savings booklet. I have not yet seen the booklet, so I am not sure what the additional savings are.  If you have, feel free to comment and let us all know.
