Timberline Ridge Neighborhood
The Timberline Ridge subdivision in Highlands Ranch, CO is made up of around 370 homes built in the mid 80’s through the mid 90’s by Sanford Homes. Many of the homes have large lots and mature landscaping. That is a big deal for Highlands Ranch! There are plenty of beautiful gardens and lush landscape throughout the community. With several cul de sac streets and open space running through the area, many homes sit on private settings and plenty with stunning mountain views adding to the wow factor of Timberline Ridge.
The Timberline Ridge community is fortunate to have it’s own private pool for residents. This alone is a big reason for many to seek living here. Of course, residents also belong to the Highlands Ranch Community Association which provides incredible opportunities for fun and fitness.

Situated within 5 minutes from C470, Timberline Ridge is only about a 10 minute drive to Park Meadows Mall, a real shopping experience, 30 minute drive into downtown Denver for work or play. Denver International Airport is about 40 minutes away and the DTC will take a 15 minute commute time.
Schools can be a very important factor in determining a place to live for many people. Timberline Ridge is served by the Douglas County School District and by Sand Creek Elementary ; Mountain Ridge Middle School ; Mountain Vista High School as well as several other private and charter school options, including Valor Christian High School only 5 minutes away.
