<p><strong>I know that the last couple of years have been a dream come true to some Denver area real estate buyers and yet for some sellers, a nightmare.</strong> That is the times we are in right now.</p>
<p>However, the times they may be a changing.</p>
<p>In some neighborhoods, the real estate market is improving and in many others values have at least flattened out some. We&#8217;re still volatile and there&#8217;s no crystal ball for the future, but conditions for buying are still pretty good right now.</p>
<p><strong>For some, taking advantage of this market and buying a home now is a wise decision. </strong>Buyer&#8217;s negotiating power is still strong in most cases and I am starting to see an influx of new investors considering Denver real estate as a sound investment.</p>
<p>If you are qualified to buy a home for yourself or as an investment and haven’t, then here are just a few things to consider that should get you off the fence.</p>
<p><strong>5 Reasons To Buy A Denver Home Now</strong></p>
<p>1. <strong>Unbelievably low interest rates &#8211; </strong>Mortgage rates are at historic lows which makes owning a home way more affordable and as importantly, qualifying for a loan much more attainable.  It is important to speak to a reputable mortgage broker to find out what you can qualify for and then make a decision of what is truly within your means.</p>
<p>2. <strong>Incredible selection of Denver homes &#8211; </strong>Inventories are flattening out in the <a title="Denver real estate" href="http://www.stevescheer.com" target="_blank">Denver real estate</a> market yet there are still tons of distressed Denver area home opportunities as well as motivated sellers willing to negotiate.</p>
<p>3. <strong>Home Prices are great &#8211; </strong>Pricing in the Denver real estate market generally echoes pricing of several years ago, prior to this current slowdown.  Great news for buyers and investors looking to turn back the clock on values in Colorado.</p>

Denver home inventories are stabilizing which will change supply and demand and possibly reduce your options. <p>While I do not personally have any <a title="Denver real estate" href="http://www.stevescheer.com">Denver real estate</a> home buyer clients that had not been able to close by the previous June 30th deadline, I know that the interest level is huge, as I see my blog statistics from the last week or so as I have been <a title="home buyer tax credit extension september" href="http://www.denver-realestateonline.com/2010/06/16/first-time-home-buyer-tax-credit-extension/">posting</a> on the possibilities of extensions for the <a title="homebuyer tax credit extension september" href="http://www.denver-realestateonline.com/2010/06/29/denver-real-estate-news/">home buyers tax credit</a>.  Crazy numbers of hits to the site.</p>
<p>So I will tell you, that today, July 2nd, President Obama did sign into law a 3 month of extension until September 30th for all existing contracts that were already Under Contract by April 30th and met all other criteria.</p>
<p>I repeat, this is only for existing contracts that met previous criteria.  Nothing new.</p>

<p><strong>Recently I was talking to some folks about selling their home</strong> in <a title="Littleton Real Estate" href="http://www.stevescheer.com/Littleton_Real_Estate/page_1843719.html">Littleton</a> and where they may want to move to after selling their current home.   They certainly had some basic ideas of size, price, amenities, etc&#8230;but one thing specifically came up and that was <strong>NO HOA’s</strong>.  They just didn’t want to feel like they have restrictions at their own home.</p>
<p><strong>More and more communities are being governed in some way by HOA’s nowadays.</strong> Especially newer communities.  Many people have become quite accustomed to living within the guidelines of their HOA, however many other people just won’t have it.  For those used to HOA’s in communities like <a title="Highlands Ranch Community Association" href="http://www.hrcaonline.org">Highlands Ranch</a>, it seems most feel that the guidelines are a benefit to enhancing their neighborhood appearance and values. These <a href="http://www.hrcaonline.org/LinkClick.aspx?fileticket=Tp3OCLKjmp8%3d&amp;tabid=320" target="_blank">residential improvement guidelines</a> are in place and enforced for the general good of the community.</p>
<p><strong>However, not everyone agrees with that and for these folks living within the HOA guidelines is just too restrictive</strong>.  That’s perfectly ok.  So where do you look to find a home without HOA’s that govern?  There are plenty of <a title="Denver neighborhoods" href="http://www.stevescheer.com/Denver_Neighborhoods/page_2038303.html">Denver area neighborhoods</a> that could work.  There are also plenty outlying areas that seem to have fewer HOA restrictions.  However, it is important to really check and make sure that the neighborhood that you like and think does <span style="text-decoration: underline;">not</span> have an HOA really doesn’t.  There are many small, seemingly defunct HOA’s for neighborhoods that most either don’t realize exist or just plain forgot.  Usually this is because nobody maintains the HOA or enforces it’s guidelines.  That doesn’t mean it does not exist.  So make sure to thoroughly check into the status of any HOA for the neighborhood you are interested in, especially if you don’t want one and think there isn’t one.  You don’t want to be surprised later.</p>

<p><strong>Can you still buy your first home in the south Denver suburbs?</strong> With the increase of the price of homes over the last several years and perhaps the economic crunch hitting savings a bit, can this really be done. Perhaps. If you have been planning for this, keeping your debt low and credit history excellent then you really can buy your first home here.  You may even be able to take advantage of the buyer’s tax credit if you hurry.  Time runs out at the end of April!</p>
<p><strong>Of course, what I run into a lot are people not satisfied with needing to start out in anything less than what mom and dad have, or friends, etc…</strong>This is where you need to look hard at the magic reality mirror and ask yourself what you can comfortably afford.  Owning your home and building equity over time can do amazing things for your life.  But you may need to buy something less than you imagined at first and build from there. Or maybe not. It depends on your financial situation.</p>
<p><strong>But are there affordable homes in this area for first time buyers?</strong> Yes. There are options in almost all areas of the south Denver metro area. Some options are condo’s or townhomes, some are single family homes that may need some work or may be bank owned deals. It really depends on what level your first home will be. There are still options available, even with the recent credit crunch. You definitely need to be working with a trusted mortgage professional that will counsel you on the loan programs that will best fit your lifestyle and goals. Just remember what I said earlier, look for what you can comfortably afford, not as much as you can qualify for, there is a difference!</p>
