When working with Denver real estate clients in the luxury home market many times folks will throw out the $1,000,000 mark and are curious to see what is available in different parts of the Denver metro area for $1 million. You will find that this will vary greatly throughout the Denver metro area depending on location and other factors.

Some Denver homes at this price point will include more land than others, some the price will reflect more the home itself. Mountain views can come into play and then of course neighborhoods can play a role as well. Closer to the city you will find the same home may cost more in many cases, thus at times giving you more bang for your buck in the suburbs.

Following you will find a few feeds from the Denver MLS giving you current homes for sale in this price range. The first will look at the latest 50 homes in the Denver metro area at around $1,000,000. After that I have provided for you a glimpse at some of the south Denver suburbs and what you can find in different areas for around the same price point. The actual range that I have used is $990,000 through $1,100,000.

Here are the latest 50 homes in the Denver area – from the Denver MLS -  around the $1 million price point.

Taking a closer glimpse here are homes for sale in other areas of Metro Denver.

Denver – Actually located within the city of Denver, you will see some very lovely Denver neighborhoods listed here often such as Washington Park, Bonnie Brae, Cherry Creek, Highlands, DU, City Park, University Hills, condos in LoDo & downtown and more.

Cherry Hills Village – Homes in Cherry Hills Village boasts a prestigious address.  For the most part, the $1,000,000 home will be toward the bottom of the price range in Cherry Hills Village.  Homes here are among some of the highest priced in the Denver metro area and offer true luxury real estate and neighborhoods.

Greenwood Village - Greenwood Village homes around $1,000,000 will be a bit spread out with some homes in the Preserve or One Cherry Lane falling into this price range, others will be mixed in other neighborhoods and you may even find a luxury townhome here or there.

Highlands Ranch – In Highlands Ranch a $1 million dollar home will either be at the higher end of the pricing spectrum in neighborhoods like Weatherstone, The Hearth, Highlands Ranch Golf Course or Hillcrest – or more at the lower side in neighborhoods such at The Highwoods and Falcon Hills.  The Back Country offers a wide price range of homes and you will sometimes see homes around $1,000,000 here as well.  Many homes at $1 million and up are in areas with fantastic mountain views.

Centennial – Centennial covers a wide area as it is spread far from east to west and will give you some variety in the $1,000,000 price range.

Lone Tree – The primary neighborhood you will find Lone Tree homes around $1,000,000 is Heritage Hills which is a gated pool community with a great location off of I25 & Lincoln.

Littleton – Littleton covers a wide area as well address wide and at the $1 million price point you will find homes in areas such as Roxborough, Arrowhead, Ken Caryl, Willow Springs, Cherokee Ranch, Polo Club, and old Littleton.

Castle Pines North – In Castle Pines North you will generally find some homes around the $1 million price mark in Daniel’s Gate and The Ridge Golf Course Community.

Castle Rock – Castle Rock will be a wider range of area & type of home from luxury homes in Caste Pines to homes with ranch style acreage further south and east – and everything in between.

Parker – In Parker you will have several areas and neighborhoods to choose from with a wide range of styles – from luxury neighborhoods such as Pradera, Centennial Ranch and The Pinery to homes with more land and often times spectacular views.

Sedalia – In Sedalia you will find wide open space and the luxury home community tucked within the forest of Perry Park.

Day 33 Denver Parade of Homes 2010

On Day 33 of 365 Things to Do in South Denver Suburbs I am planning out my route and enjoying opening day of the 2010 Denver Parade of Homes sponsored by the Home Builders Association of Metro Denver. There are plenty of homes in the south Denver suburbs to visit and view, but the entire tour will take you even further.

Similar to last year, there is not one Parade of Homes community in the Denver area.  Only makes sense with the current real estate market.  As I mentioned a few weeks ago as it was announced, instead, the Denver Parade of Homes highlights properties throughout the Denver metro area for you to plan your route and visit as you see visit or your interests take you.  The prices of the area Denver homes on the parade range from $188,900 to $6.3 million this year and are located in:

Castle Rock, Parker, Highlands Ranch, Lone Tree, Littleton, Denver, Greenwood Village, Golden, Loveland, Aurora, Longmont, Broomfield, Westminster, Thornton, Arvada, Morrison, Frederick ,Erie, Lafayette, Brighton, Commerce City, and Elizabeth

New this year however, the majority of the homes that are showcased are free admission - 57 of them! Can’t beat that – and all of us are looking for low cost and no cost activities.  There are 7 Dream Homes on the Parade of Homes Tour that requires a $5 one-time admission fee (there were 8, one is already now sold and off the tour) and are a beautiful sampling of the Denver luxury home real market.  Pay the $5 once, per person, and you are set to see all the Dream Homes.  You are welcome to contribute more if you like, the money collected here will benefit the Muscular Dystrophy Association.

The dream homes, the 7 that are still available, are some wonderful Denver luxury homes to view and are located in: Golden, Littleton, Aurora, Greenwood Village, Lone Tree and Parker.

The Parade begins today, August 14th and runs daily through Labor Day with admission to the homes on the Parade from 11:00 am to 6:00 – pm. On the Parade Site they have a function that you can search and then build & map out your own tour which is really handy if you want to just visit homes close to where you are at throughout the entire tour.  You can also pick up an entire parade guide book at area American Furniture Warehouse stores that lists the entire tour and information about the homes as well.

If you remember in years past there have been events throughout the Parade of Homes showcasing different things on the weekends – that is not all lost even with the Parade spread all over Denver.  Instead, different events will occur at different locations throughout the event.  There is a special events page on the Parade site but the first of which will  be a kick-off BBQ today at 11:00 am at the home on tour in Lafayette in Coal Creek Village: 528 Jackson Street.  There are a variety of other events this weekend as well on a variety of topics such as Green Living, Financing Your Dream Home, and more.

Day 19 | High Line Canal Trail in the South Denver Suburbs

On Day 19 of 365 Things To Do in South Denver Suburbs we are going to hop on our bike and take a ride on the High Line Canal Trail throughout the Denver suburbs.  One of the great parts of living in Denver is the countless outdoor recreation opportunities available, and the trail system is no exception to that.

The High Line Canal trail runs for 66 miles through the south Denver area from Waterton Canyon all the way northeast toward the Green Valley Ranch area in Aurora. It is accessible from numerous spots along the way and can be used to get to other parts of the Denver area as it crosses other trail systems and neighborhoods.  It runs through Littleton, Highlands Ranch, Centennial, Greenwood Village, Cherry Hills Village, Denver and Aurora.  The trail is owned by Denver water and managed by multiple counties and parks departments.

These particular photos were taken in the early spring on a day that reminds me that spring is just about here and it will be summer in a flash.

And here we are today, on the last day of July, looking August in the face. If you haven’t yet taken that bike out and gone for a ride on the High Line Canal – you should do it today, because before you know it , those leaves will be turning and falling and you will wish you had.

This area of the trail runs through Greenwood Village, particularly the Green Oaks and Greenwood Acres neighborhoods and is one of my favorite parts of the trail.

When you are riding (or walking even) on the High Line Canal trail, it is quite enjoyable to also get a glimpse of the beautiful Denver luxury homes that run through the neighborhoods, particularly in Greenwood Village and Cherry Hills Village.

Updated: Since Waterton Canyon was mentioned, this is the last weekend for quite some time you will be able to visit Waterton Canyon. The project to renovate and clean Strontia Springs Reservoir begins next week so the canyon will be closed for approximately 18 months.

The long running Denver Denver 2010 Parade of Homes won’t open to the public until August 15th, but you are definitely going to want to mark your calendar for this year’s event as they have changed things up a bit.

Instead of a gate admission ticket, most of the event  to this year’s Denver Parade of Homes will be free!  There will be a one-time $5 admission to the luxury high-end “Dream Homes”.  This is the 23rd year for the event  and the first time that  The Home Builders Association of Metro Denver has announced most of the homes as free.

Like last year, the Parade of Homes will be in different Denver neighborhoods but this time around it is not just Denver luxury homes.  This years Parade of Homes will include home prices ranging from 188,900 to $6.3 million.  Some of the areas included are in the Denver suburbs such as Highlands Ranch, Castle Rock, Arvada, Broonfield and will run from Aug 14 through Labor Day 2010.  There is also a Parade of Homes Facebook page where you can follow info as well at the Parade’s website.  As I write this, the website is still having info added so the full list of areas and homes is not yet posted. Updated 7/30: The site now has all the info as to the locations of the homes, events, hours, and much more.
