Denver CO Real Estate Market Trends: June 2010

Let’s take a look at the Denver real estate numbers through June and the surrounding metro areas for Residential and Denver Condo Units combined as of June 30, 2010.

So is our market in good shape? Let’s see.  For June, we can see that the Denver housing market is still most robust in the price range below $300,000.  The average list price is just above $400,000 yet average sold prices reflect the more active price ranges. Comparing the active listing inventory to the number of sold homes in June, we have an absorption rate of just over 5 1/2 months of inventory.  Pretty balanced real estate market in general.  Sellers will average about 80 days or so to sell and they’re negotiating around 7% off their original list price.

Of course, each neighborhood and property type is affected differently and these figures account for all of them.  Homes at the higher end price range in the metro Denver real estate market still struggle a bit in this market with fewer buyers qualified for those purchases and loans tougher to come by at those levels.

Where are we heading? After the deadline for the tax credit at the end of April, under contract listings have dropped off by roughly a third compared to April.  This wasn’t too unexpected, yet the market remains balanced as of the end of June with a big part of this being contributed by the lower price ranges. Sellers need to remain mindful of pricing competitively, condition and effective marketing.  There is a potential for the increase of distressed inventory into the market from the so called “shadow inventory”, which are homes with delinquent mortgages that many lenders have chosen to let ride so far.

So lets be cautiously optimistic for the Denver real estate market. Statistically the numbers aren’t that bad. If your home is struggling or your area is struggling, then pay attention to the numbers and adjust appropriately. Most Denver home sellers are discovering that it is still not an easy market in any way to sell.  If you may be considering a sale, please call me I can help.

As 2008 comes to a close, I would like to post (and re-post in some cases) a few of my favorite shots from this year. As I have mentioned before, my brother in law is a professional photographer and my father in law is pretty good too, so with their tips here & there, I think some of my photos are getting better and better.

But as I mentioned recently, I am finding more & more that its the photos that people that are relocating to Denver are really appreciating. I keep hearing how hard it is to get a real sense of what an area is like, people seem to love how many photos I have posted.  You can also view many photos I have taken on my Denver Real Estate Flickr page.

This first one was taken of me after skiing at Copper Mountain on New Years Day 2008.

Above is a photo from my Highlands Ranch home, we often have great sunsets – but every now and then the sunrises are just as amazing as the early light reflects off the clouds and the mountains.

This photo above is a view of the mountains from the more north part of Highlands Ranch, as taken from the Vista Trail. I took this photo on a walk while my daughter was at soccer practice nearby.

This one is personal, but have to add it as its one of my favorites.  This was our first hike that we took our puppy on.  We were at Lair O’ The Bear Park, just a bit west of Morrison.

The next photo is of the Pepsi Center in downtown Denver. I took this the day my daughter’s Highlands Ranch Rec Center basketball team was invited to play a scrimmage on the Nuggets floor.  It was an amazing experience for the kids.

The next shot was taken in the spring from Orchard, just west of University in Greenwood Village. I was on a detour from a ride on the Highline Canal Trail.

Now we have a shot taken at Daniels Park, south of Highlands Ranch and north of Daniel’s Gate & Castle Pines.

Here we have a view of downtown Denver taken in City Park, on the hill at the backside of the Denver Museum of Nature & Science.  It has to be one of the most popular places in all of Denver to take a photo from.  I took this one in April I believe before all of the leaves were out.

The next shot was taken by my wife as we took a family ride on the Highline Canal trail.   This specific part of the trail was near McClellan Reservoir in Littleton, just north of Highlands Ranch.

Here we have a shot from the rooftop of Landsdowne Arms restaurant in Highlands Ranch Town Center during the 4th of July Celebration.

There you have it, just some shots from 2008.  That’s it – the 2008 work year is done for me.  Happy New Year & look forward to more local Denver info in 2009 right here.

So, its been a little while since I have posted here on my Denver real estate blog.  Truth be told, its just been busy.  

Yes, the Denver housing market is slow - due to everything occurring around us and add to it the time of year.  But I have been working with several buyers, all from out of state, and I have also been busy working on other areas of my business. I actual have several posts that I have written, but all in draft form and need some polishing, facts, etc.

I spent the day this week with a couple that will be relocating to Denver in 2009 from the east coast.  A funny thing happened that has happened before.  It brought me back to the realization of why I started posting here in the first place.  It helps my future clients meet & know me & the community that they are about to buy a home in.  Or perhaps they need to sell, and they need to find out more about who they are trusting their most likely largest investment with – especially now.  

This couple I spent the day with knew me.  They trusted me and they had a sense of who I am and how I do business.  They recognized some of the places I took them by from the photos I have posted both here and on Flickr.  They were already familiar with many areas in the south Denver suburbs and had a good feel for what they wanted and where they wanted to be.  As I pointed out various landmarks, they were familiar with them from my blog posts.  All in all, their vocalizing their appreciation of my blog could not have come at a better time.  

So, look forward to more posts on Denver, the Denver suburbs and real estate in general, more often.
