Here are 5 reasons to live in Westridge Pointe.</p>
<p><strong>1. Access to shopping and freeways. </strong> Westridge Pointe lies very close by to shopping at Town Center and Town Center North in Highlands Ranch.  Also nearby is the King Soopers center at Wildcat with the shopping and dining available there.  Easy access to C-470 via Santa Fe can get you all around town. Those that choose to ride RTD Lite Rail have easy access to the Mineral Station, just up Santa Fe.</p>
<p><strong>2. Trailblazer Elementary.</strong> Westridge Pointe is home to Trailblazer Elementary school, part of the Douglas County School District.  Trailblazer is an excellent school providing education and guidance for children grades K-6.</p>
<p><strong>3. Westridge Rec Center. </strong> Westridge Pointe is fortunate enough to be home of the Westridge Rec Center.  This facility is available for all Highlands Ranch residents and is one of four separate facilities throughout Highlands Ranch.  The Westridge facility boasts both an indoor and outdoor pool, water slide, indoor running track, full cardio and weight areas and much more.</p>

Redstone and Marcy Parks.</strong> Westridge Pointe is also home to both Redstone and Marcy Parks.  Marcy Park is a much smaller neighborhood park with a playground, shelter and basketball court.  Part of the Highlands Ranch trail system connects Marcy Park with Redstone Park. <a title="Redstone Park Highlands Ranch" href="http://www.denver-realestateonline.com/2010/07/13/day-1-redstone-park/" target="_blank">Redstone Park </a>is a large, premier park featuring soccer fields, softball fields, tennis center, playground, stocked fishing pond and of course, shelters for picnics.</p>
<p><strong>5. Rover&#8217;s Run Dogpark.</strong> Westridge Pointe is home to one of four off leash dog parks in Highlands Ranch.  <a title="Highlands Ranch Dog Park Rover's Run" href="http://www.denver-realestateonline.com/2011/03/06/highlands-ranch-dog-parks-rovers-run-redstone-park/" target="_blank">Rover&#8217;s Run dog park</a> is located adjacent to Redstone Park and along the trail connecting to Marcy Park.  Rover&#8217;s Run is the original off leash dog park and has recently been expanded and will soon be upgraded, adding more shade structures and amenities.  For dog lovers, having access to such a nice off leash park is a wonderful bonus.</p>

<p><em><strong>Denver Real Estate</strong></em><br />
Kind of a crazy year for real estate across the board nationwide and the Denver metro area was no exceptions.  We saw new interest in shorts sales, and an understanding at how frustrating buying or selling a short sale home can be at times.  We saw prices start to steady as buyers re-enter the market and then we learned how fast things can go wrong.  We also saw what seemed to be the never ending home buyer&#8217;s tax credit, that then finally ended.  Here&#8217;s a few posts that covered some of those areas and more:</p>

<p><em><strong>365 Things to Do in South Denver Suburbs</strong></em><br />
Back in July I started the series <a title="365 Things To Do in South Denver Suburbs" href="http://www.denver-realestateonline.com/category/365-things-to-do-in-south-denver-colorado-suburbs/" target="_blank">365 Things To Do in the South Denver Suburbs</a> and started a Facebook page to go along with it.  I certainly wasn&#8217;t the first one to do this, many other Realtors throughout the country have done it well (and plenty of other businesses) and I wanted to see what I could do for my community as well with it.  I figured &#8211; I am writing about local spots, businesses and events anyway &#8211; why not?  Well I will tell you, to keep up and post meaning full content on a different place or business every day with related photos and/or video &#8211; not easy. <p><strong>The Weatherstone neighborhood in Highlands Ranch remains a bit slow on activity again this month</strong>.  There are a couple new homes for sale from last month, a couple sold and one pending.  Yet, the real estate market has balanced in Weatherstone for August with 5 months of inventory, actually a slight seller&#8217;s market!</p>
<p><strong>However, these figures represent this month only and do change. </strong> Looking at the average days on market for those homes that sold and the active listings, seller&#8217;s need to determine the length on market for their home and consider market timing.  With 5 months inventory and an average time on market of 139 days for sold homes, the most competitive homes may be able to speculate a late year sale.  But the real estate market changes seasons soon, we head into winter and the holidays which can tend to slow things down.</p>
<p><strong>So what can this mean?</strong> Sellers need to remain very competitive to stay ahead of the curve and buyers looking at this area have to consider the level of inventory which isn&#8217;t as high as it once was, take advantage of the low interest rates and make their move while they have such favorable rates.</p>
<p>Weatherstone is a wonderful neighborhood in Highlands Ranch with lots to offer! If you are considering a move to Weatherstone I would love to help.</p>

The months of inventory still indicate a buyer&#8217;s market, however in the 80126 zip code the market is pretty balanced.  The homes that have sold this month have taken less time than those currently on the market and the homes that are under contract this month have priced their homes more in line with the sold price per square foot figures.  This gives a very good idea of where the market pricing is most effective.</p>
<p><strong>Keeping an eye on these trends is extremely important in this type of market. </strong> Homeowners looking to sell need to watch the local data to help determine an effective strategy.  Buyers considering a purchase in these areas also need to be aware of statistical pricing so as to make wise buying decisions.</p>

<p><strong>So there are the Highlands Ranch real estate figures</strong>. A balanced market has around six  months of inventory. July shows Highlands Ranch to be a buyer’s market  in all areas based on these total figures. Looking at the 80130 zip code  area, this is very much a buyer’s market. Of course, real estate is  always very local, usually hyper-local. So any particular neighborhood  may have different results than these. However, this is a good  indication of where we’re at right now.</p>
<p><strong>An effective marketing plan, excellent showing condition and a very effective pricing plan</strong> remain key ingredients for homeowners trying to sell in this market.  Buyers continue to have the advantage of good inventory, prices and  interest rates which really boost their buying power.</p>
