5 Reasons Your Denver Home Has Not Sold
I know that I receive a lot of traffic here on my Denver real estate blog of people that are trying to sell their home, and it is not sold. I look at search statistics regularly and I can tell by some of the terms people use in searching, they are frustrated with the process of trying to sell Denver real estate. So instead of making you hunt for the reasons, I am going to give you some suggestions that may help you understand why your home may be struggling. I won’t harp on this not being a stellar real estate market. We all know that – and yes, things are improving in different areas – but there are still many, many people waiting for THAT buyer, the one that will see the true beauty and value in the home. Unfortunately, you may need to take a hard look at things and make some adjustments.
Here are 5 reasons that Denver homes do not sell in this market.
- Price of the Home – You need to take a giant step backward and really look at this. Price is the most critical component to a sale. A home is only worth what someone is willing to pay. Period. It doesn’t matter if you started at a certain price and have already reduced. If it isn’t sold, or no offers, then it still isn’t an attractive enough price for the market. You may think that you’ve already lost money in price reductions. Wrong. You haven’t lost anything that you never gained. Did somebody offer you more already? If not, then you are only making adjustments from where you felt the value was at first. For some, you may have paid more for your homes than they are going to sell for today. That is reality. There are ways to help in these situations.
- Condition of the Home – Your home must be in the absolute best condition of every single one out there that you are competing with. And there are a lot of homes that you are competing with. Take a good hard look. Sometimes it is hard for us to see the cobwebs in the corner of the ceiling that we have been staring at for years. Make sure that those closest to you are being honest with you. Bring your most brutally honest friend over and tell them to let you have it. Your home must be de-cluttered, less personalized (take down the photos of baby Alice and Aunt Jilian) and seriously sparkling. I don’t mean move things around, I mean get rid of stuff even if you need to rent a storage locker for awhile. It will really help. Has your home been on the market for 4 – 6 months or more? If so, get your carpets cleaned, again.
Next, stand across the street and look at the front of your house as someone would see it for the first time. Does your home have serious curb appeal? Buyers have lots of choices, so don’t make them think they would need to “work on” your home too much. This only makes them look elsewhere or lower the price of your home in their minds. - Location – Not much you can do about this, but it is a reality. If you have a location in the Denver area that is negatively impacting your sale for whatever reason, first try not to deny it and simply deal with it. It may be fine for you but if it is causing poor feedback or slow showings, then remember that your goal is to sell to these other people. So you must revert back to price and condition and make it a better value than all of your competition with better locations. You can’t change location, so do everything you can within your control.
- Showings – This should be a no-brainer, but it is not. You must accept your showings and make it easy to show your home. Do you only accept showings between 9:00 and 4:00 weekdays and only with 24 hours notice on weekends? Your home won’t sell because no one can get in it. You want your potential buyers to feel welcome, not that you don’t want them or that it is too inconvenient for you. Yes, showing your home and selling it is a pain sometimes, but you need to be as open & flexible as humanly possible. There may be times that you need to decline a showing for one reason or another and that’s fine. Just don’t make a habit of it. You need buyers in your house making buying decisions. More buyers in your house, the higher the odds of selling. It’s that simple!
- Marketing – If you are trying to sell your home yourself, how are you going about it? Are you able to market it to the mass of Denver home buyers? Is it being marketed to home buyers with Denver Realtors? Not every buyer is already working with a Realtor, but most serious buyers are. This is one of the biggest obstacles For Sale By Owner homes will face. Not to say that a home can not be sold by owner – it most certainly can – its just another potentially big obstacle.
Whether you are selling your home yourself, or it is being marketed by a Denver real estate agent, what is exactly being done to market your home? Do you actually know? Ask. The vast majority of potential buyers are looking online nowadays. Is that where the vast majority of your marketing efforts are? What tools is your home being marketed with? Are there lots of favorable photos and videos of your home being used? If your marketing isn’t creative and current with changes as new tools and technology emerge, you may be missing the boat. And that can be a big reason why your Denver home hasn’t sold.
